The South Wales Valleys are a very unique market and local area knowledge is essential. There are a limited amount of pure letting agents in Rhondda Cynon Taff Valley, although there are still some very good ones to choose from.

Investors regularly make the mistake of choosing an estate agent with a lettings department. I would always recommend you find a letting agent in the area that offer letting services for landlords. This will generally provide you with better levels of service.

That doesn’t mean that all estate agents offer poor rental services in comparison with the letting agents in the Valley that offer Property to Rent in Rhondda Cynon who run a professional lettings business but sadly this generally is the case. Most estate agents treat the rental market as a “second fiddle” income stream and do not provide anywhere near the same level of service offered to their sales customers.

Letting agents in Taff Valley are spread all over in various locations. There are many small towns such as Tonypandy, Porth, Treorchy, Tonyrefail which all have estate and letting agents which cover the Rhondda valley.

Important aspects of a letting agent in this area to look out for would be any affiliation with ARLA (Association of Residential Letting Agents), inspection intervals on managed property, level of reference checks and if done internally, are there any different levels of service with regards to tenant vetting if you choose managed or tenant find only, premiums charged on maintenance costs arranged by the agent and a list of approved contractors.

The more “ticks in boxes” the letting agent in Cynon Valley can give you the better for instance they may offer lettings services for landlords as well as property to rent.

Before selecting your letting agent in Rhondda Taff ask them as much as you can with regards to your property, the street and surrounding area. How knowledgeable is that agent? The more knowledgeable the agent the more likely that agent will be able to offer a much higher level or service to you. Advising you on more accurate rental figures and where to buy and where not to buy.

One golden rule with regards to investing in property is to ask a letting agent in Rhondda Valley typical rental figures. The estate agent selling you the property will generally be slightly optimistic with regards to any rental valuation so always double check.

Things you want:-

* A letting agent in Rhondda Cynon Taff Valley over an estate agent
* Areas of specialisation.
* Agents with recommendations if possible.
* ARLA association.
* High level of service offered.
* Frequent inspections every two or three months (see evidence if possible).
* Evidence of void periods.
* Evidence of arrears levels with managed property.
* Experienced agents with regards to properties like yours.

Things you don’t want:-

* Auctioneers with rental departments
* Estate agents with rental department
* Letting Agents that have specialised in certain areas that do not match your criteria.
* Rent guarantees, (not worth the money in these buoyant markets).
