When you decide to sell a house, prepare yourself for busy days ahead. First, you will have to decide if you want to do it yourself or hire an estate agent. You will have to rearrange, repair, and refurbish your house if needed for open houses. You and/or your agent will have to market it, and then walk potential buyers around the house.

Now,with sellers outnumbering buyers, and buyers adopting a ‘wait and see’ approach, it is taking an average of 102 days to sell a house in England and Wales, according to the property website Rightmove. That certainly sounds like prolonging the agony, but there are ways to minimize the stress, foremost of which is to simply take the cash for house.

Unless you can afford to wait it out, there is no point delaying the sale of your house. The longer your house sits in the market, the more it loses its value. But when you sell through an estate agent, you can’t predict when you would be able to sell your house. If you want cash for house immediately, guaranteed, you should sell to a cash home buyer.

Cash home buyers, as the name suggests, have the cash to be able to purchase your house directly from you. There are no estate agents and mortgage lenders involved, so the deal can be closed within just a few days from the acceptance of the formal offer. You will have the cash to be able to pay your debts and start a new, stress-free life.

If it’s too good to be true, it’s not. You are going to have to sell slightly below the prevailing market value, but then even if you’re selling through an estate agent, you would have to do the same thing. And it’s even better because you get to keep the money you would otherwise have spent on agent’s commission and staging your home. (Cash home buyers buy homes in any condition.)
How’s that for a stress-free way of getting cash for house?

If you don’t think that’s enough to take the seller’s stress out of you, here are some more tips from Peter Lambrou, chairman of psychology at Scripps Memorial Hospital in La Jolla, Calif.:

1.Do not exaggerate the threat.

Faced with such a huge challenge, it is natural to imagine the worst-case scenarios. But these are imagined threats; the truth is they are not likely to happen especially if you do everything you can to avoid them.

2.Access your resources.

What are the skills that you have that might help you successfully sell your house? Who are the people who can help you? What successes have you had in the past that might serve as inspiration?

3.Take care of yourself.

Don’t let the stress get the better of you. Eat right and get enough rest. Work hard, but allow yourself to relax too. And if you can no longer afford your gym membership, that does not mean you have to stop exercising. You can walk, jog, or run in the park, and lift weights at home.

4.Don’t keep all of it to yourself.

Talk to your family and friends about it, and if they can’t absorb your stress anymore, there are always free community-based counseling services.

5.Fight stress.

“Practice active and passive relaxation, meditation, yoga, progressive muscle relaxation exercises and slow, deep breathing.”
