Property prices in the UK still aren’t looking very favourable, and this means that now is really not the time to try to sell a home. There are many homeowners who are stuck in this type of situation; wanting to leave the property and invest in the next, while also not wanting to accept an offer for less than the property is worth. These homeowners have become reluctant landlords, trying to make as much money from a property as they can before the market recovers and they sell up.

It’s difficult for reluctant landlord’s to decide how much is worth investing in a property in order to attract a tenant. On the whole, short term tenants are prepared to pay more in rent, but are interested in properties with nice furnishings, as they don’t plan to stay long enough to make buying or bringing their own worthwhile. Longer term tenants tend to be less particular about things like furnishings, as they usually have a whole lorry load of their own possessions to bring with them. Longer term tenants are perfect for cheaper properties, and for landlord who are looking for a tenant who is prepared to pay rent over the long term.

Investing in furniture is a good way of attracting a tenant for a rental property, but don’t simply clutter the house with new furniture buys. Carefully select a few nice-looking items of furniture which can transform your property. Providing good quality beds and bedroom furniture is often the key to finding a tenant quickly.

Affluent, short term tenants are likely to be smitten with eye-catching furniture and cutting edge facilities. Landlords need to weigh up the cost of making these kinds of improvements with the increased revenue available of renting to these types of tenants. Ultimately this depends on the length of time the tenant stays at the property, so there are some complicated calculations to be made. Cheap furniture packages are a good way of obtaining some new furniture to impress potential tenants.
