Like buying or selling properties, real estate agents also play vital role in finding a tenant for your property. Some would want to do it on their own because they want to save on the commission to be paid to the agent. But searching by yourself would involve a long and difficult process. You will have to check on the capacity, financially to be able to pay the rent, the character and morality of the tenant and the preparation of documents such as rent agreement.

So what would the agent be able to do for you? Once you hire your agent, you leave on his hands the complete management of your property. He will render various services both to you and your tenant. He will find the tenants of your property and once found, these tenants should be screened, interviewed and evaluated. Once everything has been agreed upon, conditions in the maintenance and lease will have to be evaluated. This agent will prepare the lease contract and will have the owners sign the document – in the same manner that the tenant will also sign the same contract. This then is notarized or presented to a lawyer for the legality of the agreement.

The agent will take responsibility in collecting all of the tenant’s lease deposits, including security deposits. Once the lease of the tenant is received, he or she will submit it to the owner within a specified and agreed time frame. This rental may be in the form of a check in the lease amount minus any necessary expenses for the house’s maintenance. The lease will be accompanied by a statement of rental activity.

When not yet occupied, the agent will advertise the property for lease and the cost of the advertisement will be charged to the owner. Should there be need for repairs this property expert will not institute any repairs without the approval of the owner. At times they can be instructed to do minor repairs and the range of expense for this purpose can be included in the owner-agent agreement. The agent will conduct regular inspection of the property to determine if the tenant maintains it properly. And if the tenant fails in the rent payment or in the proper maintenance of the house, he or she will evict the tenant.

Now, if you are a home owner who is renting out a property, would you do it by yourself? Are you familiar with the task? You might as well hire an agent who can do the job for a certain amount of commission. Anyway, when the property is not rented, there is no commission to be paid.
