Commercial real estate is an entirely different thing from residential real estate. Properties are valued differently in the different marketplaces. Commercial properties are often classified on incomes past, present and future. The overall age and condition of the property is also a contributing factor, along with the location it is in. Retail, manufacturing, industrial, and other commercial real estate types are all a little bit different to deal with but having an agent that specializes in a particular property type can help a property owner or potential renter find what they need faster.

New properties will often be more expensive than older properties, unless the older property is in a better location. A better location depends on the property type. Office space will be most often more expensive in a central location like a downtown area, but even in the middle of a city, if there is a building that is new, it will likely have space for rent for more money than an older building in the same area. A quality agent will be able to show potential tenants multiple properties that meet the criteria desired so the clients are able to make a well informed choice about the right place to rent or buy.

A retail tenant might have the most problems finding the right place to rent, the larger the tenant, the more difficult it can become. When a large retail tenant is displaced, the search to either find a new home or a new tenant can be difficult. One of the world’s largest retail chains has gotten a bad reputation for building new, larger stores on the outskirts of some towns and leaving vacant buildings behind that are almost too large to fill with any tenant except the one that has moved on. While it might seem that a retail chain that owns their own property moving from one location to another would not have an impact on a single area, it is the businesses who rent and purchase spaces and pads that suffer when the main source of foot traffic in an area dries up.

The best kind of real estate agent will know if there are plans in an area to develop new shopping centers away from the current main shopping places in a town or city. Good agents will also be able to direct their clients as to the overall condition of the area a property is located in, such as if there are problems with crime or urban renewal.
