What is a tenant? It is someone who moves into another person’s property, usually a home, apartment, or some kind of an estate and rents it out for a certain period of time.
The landlord is the person who owns the property and finds people to move in while they are not living there. A lot of times, the landlord has more than one place that they manage.
They do not usually live in the same area or complex of their property so they have to make trips every once in a while to check up on it and make sure that whoever is renting it out is not destroying it and is keeping it fairly clean. Sometimes they hire someone else to watch their land and manage it for them.
Buying a house and renting it out can be a great investment if you do it the right way. If you do not know how to manage an apartment complex, then going into this sort of business may not be right for you.
If you are the person renting out the space and not the landlord, then what are some ways that you can be a good tenant? Remember that whenever you decide to move out from the current space that you are in, your past history of dealing with different landlords will follow you.
You will have to give the previous manager’s address and phone number to use as a reference when you want to move into another place. If you did not leave a good impression on them, then you will have a hard time finding someone who wants to rent out to you.
First you need to know all of the conditions stated in your lease or rental agreement. Know what you are signing onto before you give away your signature and make sure that you will be able to comply with all of the rules.
Do not damage the property or any of the surrounding premises. Not only do you need to refrain from that but any guests that you might have over as well from causing any damage.
Keep copies of everything that you give your landlord. This means all rental checks and copies of any other correspondence that you may have going between the two of you.
This will keep both parties honest and help you to avoid any disputes or misunderstandings that may occur. Usually you are not responsible for any repairs that might be needed.
So when something breaks, notify your manager as soon as you can. Take pictures of what is wrong and write down detailed messages of it as well.
The longer you let something remain broken, the harder time you will have explaining it to your manager. If you are careful with the space you live in and do not ruin any of the appliances that come with it, then you will not have any problems this way and will probably not have to put any of your own money into fixing it.
Allow your manager to come in and inspect the home or apartment when they give proper advance notice. This means letting them come in and check the safety of the house and make sure that everything is being maintained well.
It also does not hurt to clean your apartment when they come over so that it looks like you are a great renter. Keep a good relationship with them and discuss things with them in a calm, nice manner.
They will have a greater respect for you and probably be more willing to fix any problems that arise in your house faster than if you treated them horribly. Getting renter’s insurance is never a bad idea because it will protect your stuff and save you money in the end if anything ever happened.
The last thing to keep in mind is keep noise levels in your home to a minimum so that other neighbors are not annoyed by you. And you need to give your manager advance notice of when you plan to move out so that they have time to find another tenant.
